So, you signed the contract, the property has settled, what now? With the rising popularity of agent-comparison websites such as ‘ratemyagent.com.au’, it is more important than ever that you demonstrate to potential vendors (or landlords) why they should list with you over the thousands of other agents they can choose from. To this end, here are a few simple changes you can make to land those new listings from potential first time vendors.
Firstly, there are three easy things you can do to showcase why people should list with you.
- Record a short video testimonial from your vendor. If you have an iPhone 6, they are perfect for this task. Your CRM may have the ability to do this live (such as the new MyDesktop App).
- Ask the vendor to send you a text message or email saying pretty much the same thing they said in the video. As long as you enter it word for word on your website it’s totally acceptable.
- Ask them if they wouldn’t mind posting their testimonial (written) on your Facebook page as either a review (which is awesome) or simply a post on your wall.
Those three steps really should not take more than 15 minutes of yours or the vendor’s time. If you do it at the time of unconditional it will be all wrapped up with the excitement of the occasion!
What you do next with this ‘gold’ is important. If your website has sold listings on it, add the vendor’s written testimonial and video to their property’s sold listing page. Link to this sold property in your email marketing and Facebook posts when you talk about your most recent sales. MyDesktop, for example, has some great tools for you to push these reviews and testimonials out to prospective vendors and landlords.
If the vendor has added a Google Review or Facebook review, reply to it saying, “Thanks! I am so happy we were able to help you out” and link to their sold property. Also, if your website has a landing page that is dedicated to recruiting new vendors or landlords, ensure you post your testimonials on this page along with the videos and link these back to the relevant sold property page.
If vendors can see the type of properties you sell along with video reviews, it will add so much more credibility to your pitch. Mainly because they can now see the property that was sold, a written testimonial and video testimonial from the previous owners. They will be able to see real references from your clients on demand. This will put you leaps and bounds ahead of the letterbox flyers that your competition still rely on. Not that there is anything wrong with that .
